Introduction
For years, we have been working hard to reimagine the possibilities at Clipstone, and the allocation of this funding enables us to explore an exciting new chapter known as Vicar Water Country Park (Phase 3).
Clipstone Regeneration – Vicar Water Country Park (Phase 3)
Vicar Water Country Park would:
- Enhance and complement the existing plans proposed through the new industrial estate (Phase 1) and enhanced Sports Hub and Facilities (Phase 2) – further details on these phases are located below.
- Create a new Welcome Entrance and arrival area.
- An extended and updated Visitor’s Centre with additional accessible play equipment.
- Space to deliver education services for both the Park Ranger service and Rumbles Cafe.
- Facilities to provide hands-on experience and skillsets, and
- Improved connectivity and enhancement of active travel routes, not only around Vicar Water Country Park but also into the wider locale.
All Phases of Development
Vicar Water Country Park (Phase 3), sits alongside the new industrial estate (Phase 1) and enhanced Sports Hub and Facilities (Phase 2), as detailed below:
Phase 1 – A new, energy efficient and sustainable industrial estate. The scheme is being developed to not only achieve sustainability standards and Biodiversity Net Gain, but also has, at the heart of its development, long-term lower running costs than the market average.
Phase 2 – A relocated and enhanced Sports Pavilion. Additional facilities will include a new 3G pitch, football pitches, cricket field and nets, and an ability to grow and welcome more teams including male, female, youth and disabled.
Phase 3 – Vicar Water Country Park. An enhanced facility with a larger capacity café area, and new education space built to encourage new biodiversity and environmental studies and additional catering and life skills training programme. New and improved connections to the cycle network, and improved play facilities for young people.
Timescales
Our timescales for Phase 3:
Late 2025 – finalise designs.
Early 2026 – submit planning application.
Summer 2026 – secure planning consent.
Late 2026 – start on site.
Late 2027 – completion and open to the public for use.
