Planning approval has been given for the Yorke Drive regeneration scheme

Logo for Yorke Drive Regeneration projectThe scheme to transform and regenerate the Yorke Drive area of Newark has been approved.

Outline planning permission for the masterplan proposals, including a scheme for hundreds of new homes, better sport and play facilities and new community pavilion was approved on 2 April 2019.

The plans follow extensive consultation with local residents and stakeholders with the focus on making the area a safer and better place to live. The council is now exploring the development options that will secure delivery of the regeneration proposals.

Everyone who lives, works or is involved in some way with the Yorke Drive estate has had the opportunity to get involved and this will continue throughout the proposed regeneration scheme.

These plans were refined in conjunction with the estate's new Residents Panel, and the latest proposals set out a vision: to create new homes, enhance the leisure facilities for the whole community; and enable improvements of the existing estate.

They show a phased development approach which proposes building up to 320 new homes in total, which includes the demolition and redevelopment of 130 existing home as well as a new access road and improvements to the estate and playing fields. It is anticipated that the earliest the programme will start is 2020 and will take approximately 8 years to complete.

As part of the process formal demolition notices have been served on affected council tenants with personal visits being made by the council to all those who will be affected.

The council has also introduced a 'Resident Offer', which gives the opportunity for council tenants and home-owners who wish to remain on Yorke Drive, to do so, along with providing a generous package of financial compensation and practical support to help residents move.

The broad vision of the scheme includes:

  • Undertaking selective demolition and redevelopment of parts of the existing Yorke Drive estate
  • Building up to 320 new mixed tenure homes, to modern space standards, for rent and sale
  • Raising money for new rented homes and improvements to the whole estate
  • A safe, multi-functional park providing improved sports and leisure facilities for all
  • Improving road access and the road network in the area
  • Making the whole area a better and safer place to live
  • A new frontage and new access to create a new "front door" to the estate on Lincoln Road.

As part of the phased approach to the development, replacement properties for those impacted by demolition and enhancement of public sports facilities are intended to be delivered Phase 1.

Initial demolition notice to residents

A letter and initial demolition notice has been hand delivered to those council tenants whose homes would be affected by the proposed demolition and redevelopment of the Yorke Drive estate.

This follows a letter sent out in December 2018 to all residents on the Yorke Drive Estate inviting comments on the regeneration proposals and formal planning application.

It also contained details of the 'residents offer' for council tenants and homeowners whose homes are affected by demolition and redevelopment.
