A key part of the Local Development Framework (LDF) is the Adopted Core Strategy (March 2011) (PDF File, 3,021kb). This document sets out the big issues that the council and our public and private sector partners need to address over the next twenty years in our district. It sets a vision and objectives and a number of policies to help deliver the development and change identified.
The production of the Core Strategy went through several stages including an independent examination and is based on a wide ranging evidence base, further detail on this process is available on the 'making of the core strategy' webpage. The document was adopted by the District Council on the 29 March 2011 and so now forms part of the Development Plan for the district and will be used in decision making on new development and the use of land.
The Allocations & Development Management Development Plan Document was adopted on the 16 July 2013, the document sets out site allocations, designations and more detailed policies for determining planning applications. The DPD sits alongside the Core Strategy and forms part of the LDF, adoption of the DPD completes the replacement of the Local Plan.
The Southwell Neighbourhood Plan was adopted on 11 October 2016. This documents builds upon the policies of the Core Strategy and the Allocations & Development Management DPD to provide detailed guidance on planning issues and specific sites within Southwell. It forms a part of the LDF alongside the Core Strategy and the Allocations & Development Management DPD.
Spatial Policy 3 Guidance Note
To aid the interpretation of Spatial Policy 3 (which covers the rural areas of the District) and Core Policy 4B (concerning the Green Belt) in relation to proposals for new housing we have produced a guidance note which is available to view below.
